Hadley Submits Plans for 980 Great West Road

We’re pleased to share that Hadley has submitted a hybrid planning application for the transformation of the former GSK headquarters at 980 Great West Road in Brentford. This marks an important milestone in bringing forward one of the UK’s most ambitious reuse-led regeneration projects.

Our vision for the 13-acre site is to create a new neighbourhood that is both future-facing and rooted in Brentford’s character. The proposals include around 2,300 new homes across a mix of tenures, including Build to Rent, co-living and student housing, with 35% delivered as Affordable Housing. Alongside this, we are proposing over 320,000 sq ft of flexible commercial, retail and community space to support local businesses, education providers, social enterprises and charities.

At the heart of the design is a reuse-first strategy. By retaining the basement, substructure and two of the existing campus buildings, including the landmark tower, we are significantly reducing the site’s embodied carbon footprint while shaping a distinctive new masterplan. The retained tower, designed by Studio Egret West, will be reimagined to provide spacious new homes, generous communal areas, shared amenity spaces and a rooftop conservatory.

Over 60% of the site is proposed as public realm, connecting the neighbourhood to Boston Manor Park, the River Brent and Brentford High Street. New play areas, gardens and riverside access will ensure the neighbourhood is open and welcoming, with landscape design also led by Studio Egret West.

The project is being developed by a best-in-class design team, led by Haworth Tompkins, with Studio Egret West, Metropolitan Workshop and dRMM as plot architects, and Turley as planning consultant. Together, the team has worked closely with the London Borough of Hounslow and engaged hundreds of local residents and stakeholders over the past 18 months to shape a shared vision for the site.

980 Great West Road represents a rare opportunity to deliver large-scale housing, employment and social infrastructure while pioneering a circular approach to urban regeneration. By prioritising reuse and minimising environmental impact, the project aims to set a benchmark for large-scale, sustainable development in London.
