50,000 sessions and counting: the Community Sauna Baths at IQL North
In 2025 alone, it hosted well over 50,000 sessions, with an average of 4,500 visitors every month.
You may have read about, or even visited, the Community Sauna Baths at IQL North. Delivered in partnership with Community Sauna Baths CIC and set within our community gardens, it has become one of the most active meanwhile uses on site.
The site was scrubland, hoarded off and largely unused. It now provides a calm, purpose-built setting focused on the mental and physical benefits of traditional sauna bathing.
The site includes three authentic Finnish saunas, including London’s first wheelchair-accessible outdoor sauna, alongside cold plunges and outdoor showers. A year-round programme, from sound baths to guided sessions, supports a broader approach to wellbeing.
As a non-profit, Community Sauna Baths is committed to keeping the space accessible. Hadley holds social value leases with all of our community operators: rather than ground rent, they commit to measurable community outcomes. At the sauna, that means free or discounted sessions for local residents, community groups, key workers and people receiving Universal Credit. One such commitment is a partnership with Care4Calais, which provides free private weekly sessions for refugees, with transport funded to remove barriers to access. More than a thousand spaces per year are taken up through this initiative alone.
Open throughout the year, the sauna offers a way to spend time outdoors, unwind, and enjoy the surrounding community gardens in every season.
